Studentpad works very closely with The University of Portsmouth and as such you need to join The University of Portsmouth Scheme (see below for details) to be able to advertise on the web site. The University of Portsmouth solely use the studentpad software to advertise your properties. In turn, all of the students are referred to The University of Portsmouth website and it is therefore very successful for registered landlords.

The Advert.

Your property will be displayed as a full page advert detailing all of your properties' important featuresand can include up to six photographs and a link to a location map.

Property Management Module

By registering you will also be able to utilise a number of features which will help you in your day to day tasks, free of charge. These functions include the ability to allow you to manage your maintenance works, send automatic rent reminders to students and remind yourself when gas certificates are due. New features including contract management, online fault reporting and key management will be available soon.

Photographs.

Although not compulsory, photographs make a huge difference to your advert and students find them very helpful. Photographs can only be accepted in electronic form and must be jpeg or gif files.

SHARED HOUSE/FLAT LANDLORDS - Please forward copies of the following documentation to Student Housing. We will not advertise any property if the necessary and up-to-date documentation is not provided:

  • Title Deeds (Student Housing require proof of ownership of the property. Copies can be purchased for approximately £7 per document from www.landregistry.gov.uk)
  • Letter of Authority (if required. A Letter of Authority will be required from the landlord/owner of the property being registered if it is being managed by a different, independent person. NB: if your property is being managed by a letting agency, you cannot register for advertising with Student Housing)
  • Current Gas Safety Certificate (if the property has any gas-fired items provided)
  • Portable Appliance Test (PAT) Certificate
  • Electrical Installation Certificate Report (EICR) (if applicable) 
  • Energy Performance Certificate (EPC) (required if a landlord is using joint assured shorthold tenancy (AST) agreements not individual AST’s) 
  • House of Multiple Occupation (HMO) Certificate (if required)
  • Landlord Accreditation Certificate from Portsmouth City Council if you are a member of the scheme.

RESIDENT LANDLORDS: please submit the following documentation (where applicable; please read the registration criteria for further details if you think these apply to you):

  • Gas Safety Certificate (if there are any gas fired appliances at the property)
  • Portable Appliance Test (PAT) Certificate (not mandatory but it is advisable if you provide any electrical items in the property).
  • Electrical Installation Certificate Report (EICR) (if applicable)

Student Housing registration criteria

To advertise with Student Housing you need:

General:
  • Provide copies of all property documentation to Student Housing.
  • Be offering a property that is not contracted to, or managed by, an accommodation agency.
  • Allow Student Housing to inspect the property should the need arise.
  • Be offering a property within the postcode ranges of PO1 to PO5 (Portsea Island), PO6 (Drayton, Farlington and Cosham) and PO12 (Gosport).

Facilities:
  • The property shall be heated by central heating, with a radiator in each room with either gas central heating or Economy 7 heating. Portable fires, gas fires and open element heaters are not permitted.
  • The property will be supplied with a working telephone point allowing students to set up internet access connection (including any line rental costs and the connection costs to the provider) should be the responsibility of the students.

Safety:
  • Ensure that all furniture and furnishings supplied at the property comply with the Furniture and Furnishings (Fire Safety) Regulations 1988.
  • A fire blanket must be provided in the kitchen.
  • Provide appropriately situated mains wired inter-linked smoke and heat detectors throughout the property.
  • PLEASE NOTE: Battery powered smoke detectors are not permitted in lieu of mains wired inter-linked smoke detectors.
  • Have an adequate means of escape from fire, and the landlord must be able to produce a fire safety risk assessment to statutory authorities upon request, as required by Fire Safety Law.
  • Have an appropriately situated carbon monoxide detector with audible alarm fitted in each room that contains a gas appliance.
  • Ensure that the property meets with the standards prescribed by the HHSRS (The Housing Health and Safety Rating System). The standards became effective from 1 April 2006, and have been introduced under the terms of the Housing Act 2004.

Student Housing furnishing requirements:



The property must be furnished to the following minimum requirements:

Study bedrooms:
  • The minimum bedroom size should be 6.5m squared.
  • One bed base with mattress (minimum 3ft wide).
  • Adequate flooring and curtains/blinds.
  • A built-in or free-standing full-length wardrobe of adequate size.
  • One chest of drawers.
  • A desk suitable for studying, writing and computer use.
  • A chair suitable to sit at the work study area.

Desirable:
  • A bookcase or bookshelves.
  • A bedside cabinet and lamp.
  • Net curtains (for privacy, encouraging students to open curtains).
  • Wall mounted notice board.
  • One chest of drawers.

Lounge/dining area:
  • Provide a communal living area (in addition to the kitchen) for properties of four occupants or more. In properties of three or less bedrooms with no communal room, each bedroom must have a minimum floor area of 10.5sq metres.
  • Appropriate number of easy chairs or sofas (one seat per occupant).
  • A coffee table.
  • A television aerial with a socket in the communal room.

Desirable:
  • A dining table with one chair per student (folding or stacking type if space is limited).
  • A TV table/stand.

Bathroom:
  • Provide permanent shower facilities (a permanent mixer tap, or shower attachment over the bath is acceptable).
  • One bathroom and WC required for properties of up to and including four bedrooms.
  • A second WC (with basin) is required for properties offering five bedrooms. With six or more bedrooms, properties shall have two bathrooms incorporating a WC in each (or have two separate additional WCs).
  • Permanent shower attachment and shower curtain.
  • Curtains or blind.
  • Storage cupboard/shelves.
  • Towel rail(s) or hooks.

Kitchen:
  • A fridge and freezer (or adequately sized fridge/freezer), with shelf space for each student (min. 1 cubic foot per occupant).
  • A cooker.
  • A washing machine.
  • A microwave.
  • Adequate food storage/crockery cupboards (one food cupboard per student).
  • Sufficient work surface area.
  • A fire blanket.

General:
  • A notice board containing general information relating to the property e.g. rubbish collection days, landlord contact details, emergency contacts and display safety certificates. NB: This is one of the requirements of HMO licensing, therefore this is mandatory if your property falls under this classification.
  • Vacuum cleaner.
  • Carpets (or other suitable floor coverings) and curtains/blinds throughout.
  • Dustbin (to place general rubbish before collection day).
  • Green recycling bin.
  • Light bulbs and lampshades throughout.
  • A minimum of one working telephone socket to allow the students to set up an internet connection.
  • All properties must have gas or electric central heating.
  • A minimum of two double electric wall mounted sockets per room (bathroom excepted).

Desirable:
  • Ironing board.
