This is a very comfortable, well-maintained and spacious 4 bedroom terrace house for shared occupation. It is a 5 minute walk to the supermarkets in Albert Road (Coop, Sainsbury and Tesco and the Uni bus) and the student amenities and night life on offer there, whilst enjoying the quiet of its location in Edmund Road. A brand new kitchen was fitted summer 2023 and much of the house has been redecorated in summer 2024, with some new furniture, curtains, pictures, lighting installed. A brand new set of cupboards and flooring were fitted in the conservatory and new lawn laid.
The new kitchen, off the downstairs hallway, is equipped with built under electric cooker and hob, cooker hood, kettle and microwave. There are two fridges and a 4 drawer freezer. The kitchen units provide plenty of storage space (2 cupboards per occupant) and worktop area.
The hall leads to a sunlit lounge with leather sofas, dining table and chairs, a wall hung flat screen TV and an electric ‘woodburner’ stove. The light in this room comes from the new conservatory built at the end of it, a definite ‘plus point’. The conservatory provides further cupboard and worktop space and houses a washing machine and dryer. Double doors open from the conservatory to a well-maintained part patio/part lawn within a private walled garden complete with table and chairs – just right for a summer barbeque!
Upstairs there are three double bedrooms and the main bathroom, with WC, washbasin, and walk-in shower. The spacious landing has a cupboard for general storage.
The fourth double bedroom is downstairs, along with a downstairs shower room and WC. All bedrooms have double beds, fitted wardrobes and a desk to work at.
At the end of the garden is a lockable door to a rear alley for bringing bicycles in and out. There is a bicycle storage shed and retractable washing line. Garden maintenance will be provided by the landlord as required.
The front door opens off a small front yard area where the bins are stored.
There is gas central heating with a smart meter plus electricity also on a Smart meter.
The rent stated does NOT include WiFi/Broadband, electricity, gas and water/sewage costs. The current tenants use a total bill sharing provider.
The house could be available during August by arrangement
The total rent is paid either monthly by standing order or termly at the start of each term. Tenants will be asked to supply a rent guarantor before signing the tenancy agreement.
All in all, this is a light, spacious and very well equipped, comfortable student house for four friends to share. Last year's tenants have had friends round who tell them they can't believe that it's a student house, it's so nice! It will be maintained to the same standard when new tenants arrive
