This is a very comfortable, light and spacious 4 bedroom end of terrace house with unusually large bedrooms, a separate study and a ground-floor washroom/cloakroom. This year's tenants have had friends round who tell them they can't believe that it's a student house, it's so nice! The chap who completed the inventory commented that it was the cleanest student property he had seen over the summer.
It is a 2 minute walk to Albert Road and all the student amenities and night life on offer. The student Uni bus passes along Albert Road.
The front door opens to the entrance hall and stairs. Off the hall is a large ground floor bedroom with double bed, 2 wardrobes a desk and bedside cupboard. Tumble dryer in alcove under stairs.
Along the corridor there is a large washroom with wash basin and WC and a standalone washing machine. At the end of the corridor the door opens to a large lounge with two sofas, a dining table and chairs and wall mounted TV. Leading off the lounge is a recently fitted bright and airy kitchen with a spectacular lantern roof light. The kitchen is equipped with electric cooker, hob, microwave, kettle, an under counter fridge and a free standing fridge/freezer. Off the kitchen is the second downstairs bedroom, with a double bed, wardrobe, chest of drawers and desk. This room overlooks the private, walled courtyard. From the end of the kitchen there is a door leading to the courtyard giving space for a private sit-out, and double gates to the street.
Upstairs there are two large bedrooms, each with a double bed, chest of drawers, desk, and wardrobe. One bedroom has a fully fitted set of cupboards along one wall. We have converted the remaining small bedroom to a small lounge.The main bathroom has a bath, overbath shower and WC with extractor fan.
The house has full gas central heating which is paid for by quarterly account and the electricity is via a smart meter and paid for via an app.
The house is very clean and tidy, and easy to maintain.
Outside there is a low front wall and paved area with gate leading to the courtyard.
The rent stated includes WiFi/Broadband and water/sewage costs (The Bunch @ £76pp pcm). Let us know if you would rather pay these bills yoursleves and we'll adjust the rent accordingly.
The total rent is paid either monthly by standing order or termly at the start of each term. Tenants will be asked to supply a rent guarantor before signing the tenancy agreement.
The house could be available over the summer July/Aug by arrangement.
All in all, this is a light, spacious and very well equipped, comfortable student house for four friends to share. It will be maintained to the same standard when new tenants arrive.
